Airbnb: the benchmark for guest experience
Airbnb is the most recognised platform for solo travellers and families booking weekly or weekend stays. Its strengths: intuitive interface, bidirectional review system that protects both hosts and guests, native dynamic pricing tool, and a clientele accustomed to home-style rentals. The host-side commission is 3 % of gross revenue. The main drawback: dependence on ranking algorithms and a customer service that can be difficult to reach in case of dispute.
Booking.com: volume and hotel-accustomed guests
Booking.com is Europe's dominant platform for business travellers and guests accustomed to booking hotels. Its strengths: substantial traffic volume, high conversion on last-minute bookings, and a familiar interface for international guests. Commission is 15–18 % of gross revenue on the owner's side. Note: Booking.com does not collect payments upfront in all markets, which exposes owners to last-minute cancellations.
VRBO: the platform for large properties
VRBO (Vacation Rentals By Owner, owned by Expedia) is particularly effective for chalets and large houses rented by the week. Its clientele is primarily American and Anglo-Saxon, with higher budgets and a preference for week-long stays. If your property is a chalet of 4 bedrooms or more in an alpine resort, a VRBO presence is often worthwhile despite its 5–8 % owner-side commission.
