Bedding and sleep: the investment behind five-star reviews

Guests will forgive a slightly dated kitchen, but rarely a bad night's sleep. In reviews, bed comfort, noise and bedroom temperature come up far more often than décor. Ahead of winter, here is how to turn bedding into a real lever for ratings, pricing and repeat bookings.

Why sleep weighs so heavily on your ratings

A short-term rental stay is judged first thing in the morning. After a day on the slopes or a long drive from Paris, guests expect a night at least as good as at home; if they sleep badly, the rest of the experience is reread through that tiredness. Reviews make this plain: "uncomfortable bed", "flat pillows", "noisy bedroom" or "too hot at night" are among the most frequent complaints, and they drag down both the comfort score and the overall rating. Conversely, a line such as "we slept like in a hotel" instantly reassures future guests, especially families and international travellers used to hotel standards. For an owner, bedding is therefore less a decoration expense than an operating investment, with a direct effect on listing ranking, conversion rate and the ability to hold high prices in peak season. Few other upgrades influence reviews so directly for such a contained budget.

Mattresses, bases and pillows: making the right choices

The mattress is the centrepiece. Choose a hotel-grade model, firm to medium-firm to suit most sleepers, with a comfortable top layer and solid edge support. Expect a lifespan of six to eight years under intensive rental use, compared with ten years in a private home, and always protect it with a waterproof, breathable cover, ideally one that also guards against bed bugs. On size, 160 × 200 cm has become the expected standard for a double bed; two 80 cm single beds that can be zipped together offer valuable flexibility for friends or families. Pillows deserve just as much attention: provide two per person, in different firmness levels, plus a spare pillow in the wardrobe. Finally, a quality mattress topper can extend the life of a mattress that is still sound, but it will never rescue a sagging one, which should be replaced before the first negative reviews appear rather than after.

Linen, duvets and temperature: hotel-grade comfort

A great mattress loses its effect with rough sheets or the wrong duvet. The hotel standard remains white cotton percale, between 200 and 300 thread count, which withstands industrial laundering and immediately conveys cleanliness. Plan at least three sets per bed to absorb weekend turnovers and laundry delays. Temperature is the second sensitive issue, especially in the mountains: well-insulated, well-heated chalets can become stuffy at night. A medium-weight duvet, completed by a wool throw or an extra duvet in the wardrobe, lets each guest adjust. Explain in the welcome guide how to set the bedroom heating and mention that 18 to 19 °C is ideal for sleep. Noise and light matter too: blackout curtains, door draught excluders, well-adjusted windows and a fridge placed away from bedrooms all make a real difference to how rested guests feel the next morning.

Budget, upkeep and return on investment

Equipping a bedroom with a hotel-grade mattress, a base, quality pillows and three sets of linen typically costs between €1,200 and €2,500. Spread over a winter season of eighty to a hundred nights, the outlay is modest compared with the potential gain: a few tenths of a point on your rating, better placement in search results and room to raise the nightly rate slightly. Maintenance determines how long the investment lasts: rotate or flip mattresses every shoulder season, wash duvets and pillows two to three times a year, replace stained or worn linen immediately and inspect seams for any sign of bed bugs. Use November, before the resorts open, to review every bedroom one by one. At SmartStay, our teams check bedding at every clean, run hotel linen through a professional laundry circuit and flag any item that needs replacing before it starts to weigh on your reviews.
