Renting by Lake Annecy in summer: the market that flips the season

Annecy is far more than a winter base near the ski resorts: it is one of France's most sought-after summer destinations. Between June and September, rental demand around the lake surges, driven by guests willing to pay for a rare location.

A lake that drives exceptional summer demand

Each summer, Lake Annecy draws French and international guests in search of swimming, cycling, sailing and fine dining. Unlike ski resorts, which are heavily winter-weighted, the Annecy basin flips the logic: July and August deliver the highest rates and occupancy of the year. Properties within a ten-minute walk of a beach or the Voie Verte cycle path often sell out as early as spring. Events — the Fête du Lac in mid-August, the triathlon, summer festivals — create demand spikes where prices can double. For an owner, this means a well-placed apartment can earn the majority of its annual revenue in just three summer months. The golden rule: be visible and correctly priced before May, when travellers plan their holidays.

The locations that outperform around the lake

Not all properties are equal. Annecy's old town (Vieille Ville, canals, Pâquier) captures guests who want to do everything on foot. Veyrier-du-Lac and Menthon-Saint-Bernard, on the eastern shore, appeal to a high-end clientele who value the view and the quiet. Talloires-Montmin, with its beaches and Michelin-starred dining, commands premium rates. On the western shore, Sevrier and Saint-Jorioz offer an excellent yield-to-price ratio, popular with families. The decisive factor remains distance to the water and outdoor space — balcony, terrace, garden. Parking and air conditioning, still rare, are becoming strong pricing arguments during the increasingly frequent summer heatwaves. A second-row location can rival a waterfront address when the interior is thoughtfully finished.

Summer pricing: capturing the value of the peaks

The Annecy summer is won over a handful of key weeks. The last two of July and the first three of August concentrate most of the value, with guests largely insensitive to price on the best locations. Static pricing then leaves a great deal of money on the table. Our approach: a floor price to fill June and September (weekends, bank holidays, the cycling shoulder season), then a gradual climb to the mid-August peaks, calibrated to the weather, the events calendar and competitor occupancy tracked in real time. As summer stays are longer (5–7 nights), a well-set minimum stay reduces turnover costs while securing the calendar. Well managed, a one-bedroom near the lake can exceed, in summer alone, the revenue of a classic winter quarter.
