Short-term rental in Lyon: which neighbourhood to choose?

Lyon is a city of sharply contrasting micro-markets. From one arrondissement to the next, the clientele, nightly rates and regulatory constraints vary considerably. Here is our neighbourhood-by-neighbourhood analysis.

Presqu'île (1st and 2nd): the safe bet

The 1st (Croix-Rousse slopes, Terreaux) and 2nd (Confluence, Bellecour) arrondissements concentrate the strongest tourist and business demand. Nightly rates reach €120–250 for a one-bedroom, with spikes during major events (Fête des Lumières, Sirha, Biennale…). Acquisition prices are high (€5,000–9,000/m²), but rental demand is structurally strong year-round. Ideal for investors wanting to maximise revenue over 90 authorised nights.

Vieux-Lyon and Fourvière (5th): tourism and discovery

The 5th arrondissement — Vieux-Lyon, Saint-Jean, Saint-Georges — attracts an international tourist clientele drawn by UNESCO heritage. Stays are short (2–3 nights), frequent, and demand is strong from March to October. The cobbled lanes and Renaissance architecture are a unique selling point that justifies premium rates. Outside tourist weekends, demand is lower — dynamic pricing is essential.

Part-Dieu and Villeurbanne (3rd and Villeurbanne): the business clientele

The 3rd arrondissement (Part-Dieu) is France's second business district outside Paris. TGV station, shopping centre, major corporate headquarters: business demand is permanent and less sensitive to tourist events. Rates are lower than the Presqu'île (€80–160/night for a one-bedroom) but occupancy is more consistent. Villeurbanne extends this market with acquisition prices 30 % lower.

Croix-Rousse (4th): the curious and loyal clientele

The 4th arrondissement attracts guests seeking Lyon's soul: markets, artisans' workshops, chef-led restaurants, terraces with city views. Stays are longer than in the centre (4–6 nights on average), the clientele more affluent, and guest reviews among the most positive in Lyon's rental stock.
