Short-term rental scams: protecting your listing and income before winter

Fake platform messages, off-platform payment requests, fraudulent bookings, parties disguised as quiet family weekends: as winter bookings open, scam attempts targeting property owners multiply. None of them is inevitable. Most fail against a handful of simple rules, applied without exception.

Scams that target the owner directly

The most common threat is not the malicious guest but the fake message. An e-mail or text imitating Airbnb or Booking warns you of a payment problem, a suspended listing or an identity check to complete, with a link to a perfectly cloned login page. Once you enter your credentials, the scammer takes over your account, changes your bank details and diverts your payouts. Another variant is listing hijacking: your photos and description are copied onto a website or social network to collect deposits from travellers who will never stay with you, but who may well turn up at your door. The defences are well known: enable two-factor authentication on every platform, never log in through a link received by e-mail, check any alert directly in the app, and regularly run a reverse image search on your photos to spot copies of your listing.

Fake bookings and off-platform payments

The number one warning sign is a request to leave the platform. A guest who offers to pay by bank transfer "to avoid fees", who sends a cheque for more than the amount due and asks you to refund the difference, or who insists on moving to WhatsApp before even booking, is almost always trying to escape the platform's protections. Once outside Airbnb or Booking, you lose the payment guarantee, the mediation service and the damage cover. Stolen cards are the other risk: the booking looks normal, then the payment is disputed weeks later. That is one more reason to leave payment collection to the platforms, or to a secure payment provider for your direct bookings, with identity checks and a card pre-authorisation. The rule is simple: no stay is confirmed without a payment validated through a secure channel, with no exception for urgent last-minute requests.

Disguised parties and illegal subletting

Some bookings are not fraudulent in terms of payment but in terms of use. The scenario is a classic: a recent account with no reviews books a single Saturday night for "four quiet adults", and the property ends up hosting thirty people. A subtler case is subletting, where a guest books your property in order to re-let it at a higher price to others. Weak signals deserve your attention: an empty profile, a one-night stay on a festive date, a guest address very close to the property, evasive answers about the purpose of the trip. Require a verified identity, set a weekend minimum stay over sensitive periods, and state clearly in your house rules that parties are banned and how many occupants are allowed. Building a pre-season security routine

Prevention relies on routine, not on occasional vigilance. Before winter bookings open, review your accounts: two-factor authentication enabled, payout bank details checked, co-host list and access rights up to date, former service providers removed. Change access codes for every stay rather than keeping a single code for the whole season. Each month, reconcile the payouts received against expected bookings: a missing or diverted payout is spotted in minutes when the check is systematic, and becomes expensive when it is discovered three months later. Finally, keep a dated photo inventory at every turnover, which is essential for any claim.
