Ski room, boot warmers, equipment delivery: the winter services that shape your reviews

With the ski areas opening in a few weeks, guests no longer compare only square metres and the view: they want to know where their skis will go and how they will collect their gear. A well-designed ski room, a boot warmer and equipment delivered to the door now have a direct impact on your rating, your price and your repeat bookings. Here is how to turn this often-neglected area into a competitive advantage.

The ski room: first contact with your property

In a chalet or resort apartment, the ski room is the first space your guests discover, often loaded with bags, tired and in wet boots. If it is cluttered, poorly lit or shared with bikes and bins, the first impression is negative before they have even seen the living room. Expectations are simple: a wall or floor rack able to hold as many pairs as the property sleeps, hooks for helmets and poles, a bench to take boots off and a floor that copes with melting snow. Add a snow tray or grate, automatic lighting and a reliable lock, because the fear of theft is real in the larger resorts. If your building has a shared ski room, check the locker assigned to your unit, its number and how it works, and photograph it for the welcome guide. These are the details that come up first in January reviews.

Boot warmers and drying: the small investment guests remember

Pulling on frozen ski boots at eight in the morning remains one of the most unpleasant memories of a ski holiday. A wall-mounted or free-standing boot dryer sized for four to eight pairs costs between €150 and €600 and is among the amenities most spontaneously mentioned in positive reviews. It also dries gloves and children's liners, which limits humidity in the property and odours on textiles. For a large or high-end property, the next step is a ventilated heated cabinet, or a heated rack built into the ski room. Check the electrical capacity available and fit a timer to keep consumption under control, a sensitive subject given energy prices in the resorts. Show the equipment in your photos and in the listing title: "boot warmer" is a term families search for, and it immediately sets your property apart from a competing listing at the same price.

Ski equipment delivered to the door: expected, and a source of revenue

Rental shops now offer home delivery and fitting in most resorts in Savoie and Haute-Savoie, from Chamonix to Val Thorens. For your guests, it removes the Saturday afternoon queue and the walk through the resort carrying skis. For you, it is a high-perceived-value service that costs nothing to set up: a partnership with a local shop or a specialist platform, a booking link embedded in the welcome guide and pre-stay messages, and possibly a negotiated discount for your guests. Some rental companies pay a commission of 5 to 15 % on the bookings generated, a meaningful side income over a full season. The same logic applies to lift passes, ski lessons and childcare. The key is to offer these services at the right moment, between confirmation and seven days before arrival, when families are planning their week.

What SmartStay puts in place before the slopes open

Before every winter season, our teams review the ski room and equipment of each property: condition of the racks, locks, lighting, snow tray, a working boot warmer and clear instructions on display. We add to the digital guest guide the route to the ski room, the locker number, the door code and the booking links of our equipment and lift-pass partners, with an automatic message sent one week before arrival. At each changeover, our agents check that the ski room is empty, clean and dry, so the next guests find it exactly as in the photos. Finally, we analyse the previous season's reviews to spot what is still missing: a helmet rack, a second bench, an extra socket. These modest adjustments, completed before the Christmas holidays, feed into your overall rating, the average price you can display and the share of guests who book again the following winter.
